ou could feel it n the air! Spring came early and so did the increase in Louisville Home sales! Let’s get right to the numbers because they are impressive! Louisville Homes going under contract in May 2912 up 17.5% when compared to May 2011. The number of Louisville homes closed up 17.7 % over a year ago.
Surprising? No! Interest rates are at an all time low. So are home prices! The media has finally picked up on what we first reported last month, multiple offers on some homes. Now all we need to do is forget the dismal employment number reported today and the drop in the stock market and we can really celebrate.
More good news. Last month we discovered I was ranked 85 in the nation for RE/MAX team owners. Additionally we also had an amazing May 2012. We put a total of 30 homes under contract, also as of June 1 2012 we’ve sold and closed 90 homes in 2012.
In fact one of the homes that closed had been listed with another good realtor in town for 6 months. The marketing from the other agent was just OK. We took over and Supercharged the Marketing with Professional Pictures and Home Video Tour and our Outrageous Marketing. We sold the home in 2 weeks.
Another Louisville Seller Listed with us last month and will close on their home in June. The seller was upset that we sold the home so quickly. They didn’t realize we could do it as fast as we did. So we now make sure to tell our sellers that we could sell within days. For example we closed a home the last week of May that we listed and sold in 1 day at $1,000 over list price.
If the seller wants us to slow it down we delay some of the parts of our marketing. The problem we have now is we need more listings. We’re selling a lot of the ones we have. If you know of anyone who wants to sell have them call me!
